Leisure Systems Inc., franchisor of Yogi Bear’s Jellystone Park™ Camp Resorts, is the leader in family resort-style camping. We work with REIT’s, current campground owners, and prospective franchisees on building, improving, or buying existing campgrounds. Our average park revenue topped $1.3 million, with system revenue exceeding $107 million. The top five Jellystone Parks gross an average of $4.7 million. There are currently over 80 locations in the U.S. and Canada. Jellystone Parks offer a mix of campsites, cabins, and vacation rentals, plus amenities and activities that appeal to families.

We hold an exclusive license with Warner Bros. for Yogi Bear™, Boo Boo™, Cindy Bear™ and Ranger Smith™. This license provides Leisure Systems Inc. The franchise was founded in 1969, with its first location in Sturgeon Bay, Wisconsin. The concept was to create a Yogi Bear-themed “destination” campground. That vision holds true today, but has evolved beyond the traditional camping experience with the addition of cabins, vacation rentals, and resort amenities such as splashgrounds and mini-golf.

Whether you are converting, purchasing or building a campground, LSI has developed a compelling franchise offer. First, there is no initiation fee. LSI provides a conversion package (valued at $11,000) which includes: 10-foot Yogi Bear™ statue, Yogi Bear character costume, and Jellystone Park™ entrance sign credit. Franchisees have access to profitable Yogi Bear merchandise, plus tools and support for areas of merchandise, operations and marketing. Finally, we offer a proprietary reservations, front office and POS (Point of Sale) system with an online, real-time reservation component for a low monthly fee and on-property training.

 

In addition, royalties of six percent are paid only on incremental gross revenues gained as a Jellystone Park after a Base Business Exclusion* is met. (There is a 1 percent Advertising royalty and .5 percent Club Yogi Rewards royalty applicable to all gross revenues.)  New-build parks can lock in their royalty rate at 3.5 percent.

 

Comprehensive training is provided and includes a four-day program geared toward all aspects of the business and another two-day program specific to recreation and entertainment.  We will also have an operations team member at your campground for your first week as a Jellystone Park. Ongoing online training is provided as well. There are no fees for training.
